Challenges behind BSR applications

All new residential projects over 18 meters tall must pass the Building Safety Regulator’s (BSR) "gateway two" before construction. Data reveals that more than half of 254 applications assessed since October lacked essential documentation showing compliance with requirements. Officials from the Health and Safety Executive (HSE) emphasize the need for detailed building drawings to demonstrate compliance upfront.
The Building Safety Act 2022 introduces three gateways for HRB projects, with gateway two requiring a 12-week specialist assessment before construction can begin.
